BTSのJIN、高級マンションを売却して差益82億ウォン…2戸は引き続き所有

SEOUL—BTS member Jin has sold one of his luxury apartments in Seoul's Hannam-dong, pocketing a capital gain of more than 8 billion won, according to local real estate reports. The property, a unit in the high-end Hannam The Hill complex, was sold for 12.7 billion won in April. Jin, whose real name is Kim Seok-jin, had purchased the residence in July 2019 for 4.49 billion won in an all-cash deal. The sale price represents an increase of roughly 8.21 billion won over seven years, making it one of the most notable celebrity property transactions in the South Korean capital this year.

Sale Details

Real estate records show that the sold unit has a dedicated area of approximately 233 square meters. That is a large, high-end layout even by the standards of Hannam The Hill, a prestigious residential complex known for housing business tycoons, politicians and top celebrities. The transaction was reportedly completed in April, but local reports surfaced around July 31, drawing fresh attention to the BTS star's real estate portfolio.

Jin bought the apartment in 2019 with the full amount paid in cash, a sign of the enormous financial success that BTS had achieved at the time. The group had already become a global sensation, with chart-topping albums and sold-out stadium tours. Since then, property prices in the most desirable parts of Seoul have surged, especially in Hannam-dong, which sits on a hillside overlooking the Han River and offers both privacy and proximity to central Seoul.

Tax Timing

The sale also drew attention because of its timing. South Korea has a system of heavier transfer taxes for owners of multiple homes, designed to curb speculation and cool down the housing market. After a wind-down period, the stricter taxation regime was scheduled to resume, and many property owners rushed to close deals before the higher rates took effect. Jin's contract was reportedly signed just before that reimposition, making the sale financially advantageous.

Under South Korean tax law, owners of two or more houses in certain areas face additional capital gains taxes when they sell. The rates can be steep, especially for properties held for a relatively short period. By completing the transaction before the stricter rules returned, Jin avoided a significantly larger tax burden. The exact amount of tax he paid has not been disclosed, but the reported profit of 8.21 billion won suggests that even after taxes, the sale was highly lucrative.

Remaining Holdings

Despite selling one unit, Jin still owns substantial real estate in the same complex. He reportedly retains a unit with a dedicated area of 206 square meters, as well as a penthouse with a dedicated area of 243 square meters. The penthouse was purchased last year for 17.5 billion won, reflecting both the enormous value of the property and Jin's continued investment in the luxury segment.

With three units at Hannam The Hill at one point, Jin was clearly a significant individual investor in one of Seoul's most expensive residential addresses. His remaining two homes give him a strong foothold in one of the country's most stable and desirable property markets. The 206-square-meter unit is itself a large apartment, while the penthouse represents the top end of the complex, with panoramic views and exclusive amenities.

Hannam The Hill's Appeal

Hannam The Hill is widely described as South Korea's representative ultra-luxury apartment complex. It is located in Hannam-dong, Yongsan District, an area that combines diplomatic compounds, international schools, and convenient access to business and cultural districts. The complex is not just a residence; it is a symbol of social status. Many of South Korea's most powerful business leaders, politicians, entertainers and sports stars have either lived there or purchased units as investments.

The complex is known for its high level of security and privacy, which makes it especially attractive to celebrities who want to avoid paparazzi and fan attention. BTS members, because of their global fame, have long sought residences that offer a high degree of protection. Hannam The Hill's gated entrance, underground parking and limited visitor access provide exactly that kind of environment.

Jin and BTS

Jin is one of the seven members of BTS, the South Korean boy band that became a worldwide cultural phenomenon. Born in Gwacheon, Gyeonggi Province, he made his debut with BTS in 2013. The group's music, spanning hip-hop, pop and emotional ballads, earned a massive international following. Their achievements include multiple Billboard chart-toppers, Grammy nominations and sold-out concerts in stadiums across the world.

As a member of BTS, Jin has built an enormous personal fortune. Beyond music, he has appeared in television variety shows, released solo songs and engaged in brand endorsements. His financial portfolio has naturally expanded into real estate, and his purchases and sales are closely tracked by entertainment and property media. In 2023, Jin began his mandatory military service in South Korea, and after completing it, he resumed his public activities. His property dealings have continued to generate interest during this period.

Celebrity Real Estate Investing

Jin is not alone among celebrities who have made substantial profits from Seoul real estate. Many top entertainers in South Korea treat apartments and buildings as an important part of their wealth management. The country's property market, particularly in the capital, has historically delivered high returns for those who bought at the right time. Celebrity buyers often gain access to exclusive developments before they are publicly launched, and their purchases can influence the market's perception of a particular area.

The sale of Jin's apartment adds to a pattern of high-profile deals in Hannam-dong. The area has long been a favorite for celebrities, and the presence of stars can send property values climbing even further. In some cases, the mere announcement of a celebrity moving into a complex can attract attention from fans and investors alike. However, analysts caution that ultra-luxury properties do not always appreciate uniformly, and such investments carry significant risks, including high holding costs and occasional market downturns.

Seoul's Luxury Market

Seoul's high-end residential market has shown resilience even during economic uncertainty. The demand for exclusive penthouses and large apartments in central districts like Yongsan and Gangnam remains strong. Foreign investors and wealthy domestic buyers continue to compete for a limited supply of premium homes. The sale of Jin's apartment at Hannam The Hill is a sign that this market remains active, especially for large units with excellent views and top-tier amenities.

The transaction also reflects broader demographic changes in South Korea. More wealthy individuals are choosing to live in luxury apartments rather than traditional single-family homes, because apartments offer modern amenities, security and convenient management. High-rise and terraced residences in prime locations have become the preferred choice for many of the country's elite. This trend has made luxury apartment markets especially dynamic, with prices in some complexes reaching record highs.

For Jin, the sale of one apartment does not signal a departure from real estate investment. Instead, it appears to be a strategic move to lock in a large profit while still maintaining ownership of two valuable properties. By selling before the stricter tax rules took effect, he maximized his financial return. His decision to hold onto the other units suggests he remains confident in the long-term value of Hannam The Hill.

The news of Jin's profitable sale is likely to fuel further discussions about the South Korean property market and the tax rules affecting multi-home owners. It also highlights how top celebrities increasingly manage their wealth with an eye on real estate, using timing and location to build substantial investment gains. While no specific future plans have been announced, Jin's real estate activities will continue to be a topic of interest as he balances his music career with his personal wealth management.
